Oh heto, warning sa mga real estate buyers. Bibigyan ko kayo ng tips para makaiwas sa mga kamote na real estate agents by identifying their patterns and behavior. At kung first time mong mag invest o mag transact thru a real estate agent, this is for you.

Kamote agent #1 
They call themselves as freelance real estate agents.
The truth is, there is technically no such thing. If there are, then this is illegal. All agents should be accredited by PRC and should be working under the license of a real estate broker. Without being sponsored by a licensed real estate broker, you cannot sell properties from developers.

Anti kamote move: Google their name and the PRC # to validate. Or you ask for proper identification or certification especially if it’s your first time meeting him.

Kamote agent #2 
Nag o-offer sila ng free aircon or free ref kahit hindi ito kasama sa buyer promo ng mga developer. What it means is they give their clients aircon or ref with the money coming from their own commission but take note, only upon the turnover of the unit.

Anti kamote move: Choose a property based on the merit of the property itself, and not on the sweeteners. Aanhin mo ang aircon kapag hindi naman maayos pagkakagawa ng bahay mo.

Kamote agent #3 
Hindi marunog makinig sa iyo.
As real estate agents, we are trained to make presentations and provide information to our buyers. Pero ang hindi natuturo sa training is kung paano makinig.
Yung listening to understand and not listening to respond.

Anti kamote move: Do your own research, know what you need and let them know what you need. Ikaw ang boss. And rightfully so.

Kamote agent #4
Humihingi nang pera para sa reservation fee or down payment to be deposited in their personal account. Ayayay
While they might claim that its easier and faster especially if you are out of the country or is working as an OFW, this can be a red flag especially if you don’t know the agent well.

Anti kamote move: Ang account number ng developer ang hingin mo, if they insist na personal account nila ay mag move on kana.

Kamote agent #5
Kapag ung ino offer nila na property is too good to be true. Although there are really good promos from developers right now with lowered reservation fee and downpayment, dapat manigurado ka.

Anti kamote move: If you really want to take the offer, please do your due diligence. And pray.

Yuta data-data agents
These are lots sold and paid in installment basis. While there might be legit properties being sold in installment basis, majority of the yuta data2x have problems converting the title to residential, is not yet subdivided or worse, not titled.

Anti kamote move: Check mo na lng if meron na bang license to sell ang property.
Remember, real estate is a lucrative industry and as such there are a lot of pretenders and kamote agents.

So to summarize, here are the anti kamote agent tips for you.

  1. Check their credentials. Legit agents are accredited by PRC and registered by DHSUD, if they are also marketing developer projects.
  2. Ask for an identification if you must. Hindi naman kailangan ng birth certificate. You can verify their info by asking who their broker is or what realty they are from. A real estate agent belonging to reputable real estate company is really a must. These established companies do background checks and have strict requirements before accepting an agent to their company.
  3. And lastly, buy properties from agents that are honest and is genuine in helping you get your dream property. Nararamdaman mo ito at nakikita mo so alam mo if you got the right agent for you.
